Multi-Family Services

Multi-family property roofing is a big job that property managers, building owners, and homeowners’ associations (HOAs) must tackle every few years. Many factors go into deciding which roofing system to install on a multi-family property, such as the climate, the age of the property, and the budget. For example, a property in a hot, dry climate would need a different roofing system than a property in a cold, wet climate. Asphalt shingles are one of the most popular roofing choices for multi-family properties because they are durable and relatively inexpensive. It is important to inspect asphalt roofs regularly because the heat can cause the shingles to deteriorate. Metal roofs are another popular option because they are fire resistant and can last for decades with proper maintenance. However, they are more expensive than asphalt shingles. Ultimately, the best roofing system for a multi-family property depends on a number of factors, and we are ready to help you determine the best solution for your multi-family property.

Multi-Family Roofing Process

Initial Meeting

There are many multi-family properties in Columbus, Cleveland, Cincinnati, and Denver, that need some TLC. Our first step is finding those key decision makers, whether that is the President of the HOA board or the Property Manager. Whoever it is, we need to discuss key items such as insurance or retail job, budget, and style to ensure we are crafting the perfect solution for your property.

Inspection

We ask that a decision maker is present during our inspections so that our contractors can share important details once they are finished. We will inspect the whole property from the ground up, taking into account access points, exits, and driveways so we have a detailed report of the little things our crews will need to be aware of when it comes to build day. Safety is a priority for us, and making sure we have a plan in place to keep your tenants comfortable during the whole process is key. After the inspection is over, your contractor will give you a turnaround time for the quote. Please note, time frame will be different depending on the size and scope of the project.

Board Meeting Presentation

At Great Roofing we pride ourselves in making sure everyone is kept in the loop and understands every aspect of their project. We will schedule time to present our findings and review our quote, estimated timeline, strategy and plan with the members of the board and community. During this time we will answer any questions or concerns that are brought up and share pictures of your property and similar properties we have completed in the past to get everyone excited about what’s to come.

Build Preparation

We mentioned safety being a priority, we will start taking cautionary measures days before tear off. We will have a detailed plan in place and documents that can be shared with all residents before tear off and rebuild begin. A few parameters that will be put in place include: Caution tape fence around the perimeters, safety canopies for entrances and exits, dumpster zones, wood to block windows. We will put in place as many safety mechanisms needed depending on the buildings and layout of the property, but there is still a risk of falling debris. We always ask that residents are extra cautious during these times and if there is any concern to contact the project manager immediately.

Installation

Installation time will depend on a multitude of factors and is different for every multi-family property. The number of buildings, age of roof, type of roof, and weather are all factors that come into play. We try and work as efficiently and effectively as possible. Tear off and construction will be noisy. We apologize for any inconvenience this may cause. The good news is, the noise is temporary and the high-quality new roof is long-lasting with proper maintenance!
